NASA, Colorado Partnership Could Bring Thousands of Jobs

NASA and Colorado officials announced a partnership Monday aimed at accelerating the commercial rollout of aerospace and energy technologies, a pilot initiative they believe could generate thousands of jobs in the state over the next five years.

The so-called Space Act agreement between NASA and the Colorado Association for Manufacturing and Technology will include the private development of a manufacturing park in the metro area.

NASA will identify technologies ready for commercialization - whether developed by the space agency or its partners - and pair them with Colorado businesses for production and market rollout.

"This program seeks to engage Coloradans to work together to accelerate bringing new technologies to market in 18 months rather than the current norm of five or more years and to create 10,000 new jobs in the next five years." said Elaine Thorndike, chief executive of the manufacturing association.

The park will be located in the metro area to be near research organizations such as the National Renewable Energy Laboratory. Thorndike said a developer has signed a letter of intent to spend $40 million on the initial phases of the proposed 200-acre campus. Additional funds will be needed.

The first phase will feature 50,000 square feet of office and manufacturing space, with an estimated cost of $5 million to $6 million.

"This park will use Colorado's existing competitive strengths to boost economic growth while creating new jobs and products for aerospace and energy industries," said NASA deputy administrator Lori Garver.

Gov. Bill Ritter said the growth of manufacturing, paired with innovation, will help the nation emerge from the economic downturn.

"Our ability to innovate and create and then take the technology and commercialize those and really use those as part of the core of our manufacturing - that is something that can make a tremendous difference for us as a country," said Ritter.

Colorado businesses will have access to a NASA innovation official, and the park will host assistance programs funded by nearly $2 million in grants previouslly awarded to the manufacturing association.

"What an incredible advantage that gives a Colorado company if you can get the help you need to get that product out," said Tom Clark of the Metro Denver Economic Development Corp.

The Denver area is poised to emerge in the coming decade as a model for economic growth, while avoiding much of the conflict and upheaval facing other metropolitan areas, according to a Brookings Institution analysis of U.S. Census Bureau data.

"I think Denver has real reason to be hopeful in the future," said Alan Berube, research director of the Brookings Metropolitan Policy Program

The Washington, D.C.-based think tank used census data from 2000 to 2008 to look at demographic trends in the 100 largest metropolitan areas in the United States.

The study labels the Denver area as one of nine "Next Frontier" metro areas that are in the best shape to handle a more diverse, growing U.S.

"It is ahead of the curve on diversity in a nation that is on its way to becoming a majority-minority nation," Berube said. "It's highly educated in an economy that looks likely to continue to demand higher and higher skill levels to fuel economic growth."

The Denver area didn't have the same high concentrations of older baby boomers and senior citizens living in the suburbs as are found in many metro areas, especially in the East and Midwest. Nationally, it was 70 percent vs. 37.5 percent in the Denver area.

In addition, the older population in Denver tended to be better off financially and not at odds with the younger, more diverse population, Berube said.

"The seniors tend to be folks who moved here during their boomer years, and they tend to be higher income," he said. "The older, somewhat more educated whiter crowd doesn't see themselves in competition with growing minority groups."

The “dismal science” of economics typically focuses on “bad” news. We clearly face many significant challenges…no argument here. However, there are also many favorable developments taking place within the U.S. economy. This is our semi-annual update of “Happy Talk.” This Tea Leaf focuses ONLY on the “good” news…

• The Great Recession is over! The consensus of forecasting economists expects U.S. economic growth this year near 3.0% (after inflation), the strongest in five years

• The U.S. accounted for nearly one-third of the $1.1 trillion spent globally on research & development in the latest data available

• Total U.S. workplace fatalities declined to their lowest point on record last year

• The strongest U.S. job gains in four years are likely to be reported in coming months

• Donations to charities were near the all-time high in 2008, with more than $307 billion donated by individuals, foundations, and corporations. As a percentage of GDP, Americans gave twice as much as the next most charitable nation…England

• Energy-efficient appliances, cars, buildings, and other technologies that already exist could lower U.S. energy usage 30% by 2030

• Smoke-free laws in restaurants, bars, the workplace, etc. reduced the rate of heart attacks by an average of 17% after one year in those communities where the bans had been adopted

• The Dow average has rebounded 66% since its low in early March 2009, with even larger gains by other measures

• Cigarette smoking by teenagers is at the lowest point since measurement began in 1975

• Women now make up a record 46% of global MBA candidates. More than 70% of students surveyed name the U.S. as the top MBA study destination

• Men’s contribution to housework has doubled over the past 40 years, while their time spent on child care has tripled

• Productivity of U.S. workers rose an average of 2.8% annually during the past 10 years, the largest gains in 40 years. Rising productivity is a long-term key to higher standards of living

• The number of people who have quit smoking (46 million) now exceeds the number who still smoke (45 million). Less than 21% of adults smoke today, versus nearly half in the early 1950s

• Traffic deaths per 100 million miles traveled during 2009’s first half were the lowest on record

• The Consumer Price Index (CPI) is up a modest 2.1% during the most recent 12-month period

• The number of people using public transportation hit a 52-year high during 2008

• Alcohol-related traffic fatalities in the most recently reported year dropped by more than half versus 20 years ago

• Average U.S. life expectancy has reached 78 years (men 75, women 80), the highest ever. This compares to 76 years in 1995, 68 years in 1950, and 47 in 1900

• For every dollar of U.S. economic output generated today, we burn less than half as much oil as 30 years ago

• Children’s deaths from unintentional injury have dropped by almost 40% since 1987. Bicycle deaths fell 60%, while firearms-related deaths fell 72%

• Roughly 30% of trash was recycled or composted in the latest year, versus 16% in 1990

• A record 50.5 million foreigners visited the U.S. during 2008

• The number of miners killed on the job in the U.S. fell to 34 during 2009, the lowest since recordkeeping began nearly a century ago

• Seat belt usage by Americans was at 82% in 2007, versus 49% in 1990 and 14% in 1983

• A recent poll of more than 12,000 global business figures conducted by the World Economic Forum ranked the U.S. as the world’s most competitive economy

• A record 29% of men have earned a bachelor’s degree or higher, versus 26% of women, also a record. This compares to a combined 7.7% in 1960. A record 84.6% of adults over age 25 now have at least a high school diploma, versus 24.5% in 1940

• The upward “mobility” of the typical American remains the greatest in the world. Why? The U.S. economy “rewards” the combination of hard work and educational achievement more than ever before…and more than any other country in the world

• Substantiated cases of childhood sexual abuse have fallen 49% since 1990. Physical abuse of children is down by 43%

• More than three million girls participated in high school sports last year, part of a record 7.3 million total participants

• The number of abortions performed in this country has declined by one-third since 1990 and is now at a record low

• Women earned nearly 60% of all bachelor’s degrees awarded in recent years, versus 43% in 1970 and 24% in 1950. Women earned a similar share of master’s degrees

• U.S. teen pregnancy and birth rates plummeted to all-time lows in recent years, before a slight rise. The reasons? More widespread use of birth control, more work opportunities, and more girls who “just say no”

• Flexible work schedules are now the norm for 43% of workers, up from 29% in 1992 and 13% in 1985. This allows greater flexibility for more people, especially those with children

• The number of police officers who died in the line of duty during 2009 was the lowest in 50 years

• The U.S. role of dominance in the global economy during the past decade was as clear-cut as at any time since the 1950s

Study: Strong job growth in geographic clusters of Colo. businesses

A new study into geographic clusters of Colorado companies turned up healthy job- growth trends — particularly in the aerospace, telecommunications and financial-services industries — that often surpassed or rivaled other states.

Commissioned by the Metro Denver Chamber of Commerce, the research is intended to showcase the shinier side of the state's most competitive sectors so it can bolster its case for recruiting and keeping those businesses.

Other clusters highlighted were energy, bioscience, information technology and aviation.

"We're focusing on those industries where we have a competitive advantage," said Vicky Lea, aviation and aerospace industry manager for the Denver chamber.

Some of the positive job numbers in 2009 cited in the chamber study authored by economist Patricia Silverstein of Development Research Partners:

• Colorado's aerospace field saw 13 percent job growth in the five-year period ending in 2009. The nine-county area surrounding Denver ranked second among the 50 largest metro areas for private aerospace workforce concentrations, employing nearly 20,000 workers. About 90 aerospace firms operate in the area.

• The Denver area was fourth nationally for broadcasting and telecommunications employment, at 41,390 employees, growing almost 2 percent during the recession, while overall the industry saw losses of almost 5 percent nationally.

• Financial-services companies also placed fourth nationally for job concentrations in the nine-county region at 43,950.

Industry clusters are geographic concentrations of interconnected firms and institutions within a particular field.

The aerospace sector includes commercial as well as military operations in the state. Lockheed Martin, which works on projects such as the Phoenix Mars Lander and the Orion crew exploration vehicle, has the largest commercial presence. The state's four Air Force bases, including Buckley in Aurora, contribute another 28,470 jobs to the region.

A big reason for the growth in aerospace locally was a spike in employment triggered by the creation of Centennial-based United Launch Alliance, the joint venture between Lockheed and Boeing to develop rockets.

"When we saw the introduction of United Launch Alliance (in 2007), we gained 1,800 workers almost overnight, so that had a very dramatic influence on growth rate," Silverstein said.

Among the firms preserving strong workforces were Ball Aerospace & Technologies in Boulder, with more than 3,000 staffers in the state, and Centennial-based Sierra Nevada Space Systems, with 600.

Mark Sirangelo, chairman of the space-propulsion system and satellite-parts firm, said steady revenue upturns have positioned the company to hire more technical workers this year.

"Across our divisions in Colorado, we'll hire about 200," Sirangelo said. "They're technical and engineering types of positions to do assembly and construction work."

MAJOR COMPANIES MOVING JOBS TO DENVER

Timber Ridge Properties is excited to share this information taken from an article written for the Denver Post on January 15th, 2010 by Andy Vuong.

Engineering and construction giant URS Corp. is reportedly moving a division that employs 500 to Denver from Boise by the end of this year.

The San Francisco, Calif.-based company disclosed plans to relocate its Washington Division to Denver during an executive meeting in Houston last month, according to Mountain States Construction, a trade publication.

An unnamed URS executive in Boise confirmed the plans.

"It's premature to know how many people will stay in Boise or move to Denver," the executive told Mountain States.

URS officials didn't return requests for comment Friday.

The Washington Division was created after URS acquired Boise-based Washington Group International in 2007 for $2.6 billion.

During an interview Thursday about the relocation of Frontier Airlines' headquarters from Denver to Indianapolis, Colorado's economic development director Don Marostica said two companies plan to announce job creation in the state over the next two weeks.

"(Frontier's exodus) won't hurt recruitment of other companies," Marostica told The Post. "In fact, we'll be announcing in the next 10 to 12 days another couple companies adding about 500 employees."

Marostica said Friday that he wasn't refering to URS, calling the company's plans "a bonus."

URS employs 45,000 worldwide and generated revenue of $10.9 billion in 2008. The company currently has about 1,600 workers in Colorado.

Colorado should see job growth returning and home prices start rising again this year as the U.S. economic recovery gains traction, according to a forecast Wednesday from Vectra Bank Colorado.

The U.S. economy should grow 2.5 percent to 3 percent this year, adjusting for inflation, predicted economist Jeff Thredgold at Vectra Bank's 17th Annual Economic Forecast Breakfast.

While not especially robust, that recovery and a global rebound are the two precursors needed for Colorado to enjoy consistent job growth again.

"Colorado will move out of its own recession by the latter part of 2010," Thredgold said.

The changes, which are being done on a market-by-market basis, mean buyers in some parts of the country can now borrow 95% instead of 90% of a property's value. Until recently, mortgage companies had tighter standards for these markets because of falling home prices.

"We are feeling better about the economic condition of the marketplace," said Michael Zimmerman, senior vice president of investor relations at mortgage insurer MGIC Insurance Corp. Borrowers who want to finance more than 80% of a home's value must typically purchase mortgage insurance.

Earlier this month, MGIC removed New Orleans, Dover, Del., Akron, Ohio, and four other areas in Ohio from its list of restricted markets. The moves followed the company's decision in September to loosen restrictions on 11 markets, including DENVER and St. Louis.

Under the looser requirements, a borrower with a credit score of 680 or higher in New Orleans, for instance, can finance up to 95% of a home's value. Before the change, a borrower who wanted to finance that much of a home's value would have needed a credit score of at least 700.

In September, Genworth Financial Inc. winnowed its list of declining and distressed markets to five states: Arizona, California, Florida, Michigan and Nevada. That removed 63 markets from the list and followed an action in July that removed 136 other metro areas from the list.

"We've seen some stabilization in the housing market," said Kevin Schneider, president of Genworth. While "additional home price declines" are likely, he added, tighter credit standards, including the requirement of full documentation and higher credit scores, should limit delinquencies.

Credit remains tight in some markets, such as Florida, because of concerns about additional home-price declines. Mortgage companies continue to closely scrutinize property appraisals, making it difficult for some borrowers to get financing. Amid persistent high unemployment, lenders and mortgage insurers are maintaining tough standards for credit scores, documentation and other measures of creditworthiness.

In some cases, those standards are still getting tougher. Fannie Mae, the government-controlled mortgage company, last week raised its minimum credit score to 620 from 580.

But the latest moves, while modest, are an indication that some mortgage companies believe the worst home-price declines are over -- at least in certain parts of the country -- and that prices are likely to stabilize or fall slightly over the coming year.

A rosier view of the housing market isn't the only factor driving the changes. Mortgage insurers also are seeking to regain market share from the Federal Housing Administration.

New insurance written by private mortgage insurers dropped by nearly 60% in the first nine months of 2009, compared with the same period a year ago, according to Inside Mortgage Finance. Borrowers without sufficient funds for a 20% down payment have been flocking to the FHA, which lends to people with as little as a 3.5% down payment.

"To have any presence in the mortgage market, the mortgage insurers have to be more flexible," said Guy Cecala, editor of Inside Mortgage Finance, a trade publication. The mortgage insurers had gotten so strict, he noted, that their standards were tougher than those of Fannie Mae and Freddie Mac.

Meanwhile, some mortgage lenders are revisiting policies that were even tougher than those of the insurers.

Wells Fargo & Co. executives met Friday for their quarterly review of market-based lending standards. For the first time since 2007, more markets will be moving to a less-risky status and lower down-payment requirements. Among those benefiting are parts of central California.

Even in some of the country's most troubled markets, "we are starting to see...moderation" said Neil Librock, head of credit risk for the bank's home and consumer-finance group. Wells Fargo's changes could benefit borrowers the bank has been requiring to make down payments of more than 20%, he said.

DENVER HOMEBUILDERS SEEING SIGNS OF A TURNAROUND

Though it's a far cry from the boom times of just a few years ago, Denver builders are starting to see demand increasing for new homes, especially among first-time buyers.

Builders in the Denver market were selling on average one home per community per month during the third quarter, said Jay Peterson, regional manager for Hanley Wood Market Intelligence. That's up from 0.7 homes a month during the same period last year.

Peterson also noted that cancellations are down 40 percent year-over-year.

"It shows more of a serious and intent buyer," he said.

Richmond American Homes reported 197 orders for new homes in Colorado in the third quarter, compared with 105 during the same time last year, said Zane DeHerrera, spokesman for MDC Holdings-Richmond American Homes.

"Back in the third quarter of '08, the capital markets froze," DeHerrera said. "That really impacted consumer confidence and slowed down lending tremendously."

Factors contributing to the increased activity include the first-time-homebuyer tax credit — which was recently expanded to include buyers who have owned their homes for at least five years — low interest rates and fewer existing homes on the market.

"We're definitely in the first stages of a real-estate recovery as it relates to residential," said Pat Hamill, president of Oakwood Homes. "We're starting to see values stabilize, inventories drop and people starting to feel good that this is the right time to buy because pricing has dropped significantly."

Jim Capecelatro, a broker with Fuller real estate who specializes in land deals, said he's starting to see more lots sold to homebuilders. Of the eight transactions he's completed in the past six months, five were builder deals with a combined total of nearly 1,600 finished and platted lots.

"In general, the consensus from builders is that we are at the bottom of the market in Denver and poised for recovery," Capecelatro said.

Denver builders are on pace to pull slightly more than 4,000 permits this year, well below the 25,000 recorded in 2005, according to a Hanley Wood study.

"We believe that a normal market in Denver should be about 15,000 homes," DeHerrera said. "2005 was not normal. The market won't rebound as fast as it fell."

A recent chart of job losses represents near continual improvement (fewer monthly job losses) as we progressed throughout 2009. Let’s hope that such a pattern continues, with actual and consistent monthly job gains sooner rather than later.

The American economy lost an estimated 11,000 net jobs during November, many fewer than the 125,000 loss expected by financial market players and economists. More impressive was the sharp downward (or is it upward?) revision to job losses of the two prior months. The Bureau of Labor Statistics noted that an estimated 159,000 fewer jobs were lost in September and October than reported previously.

A Decline!
Even better was the unexpected decline in the nation’s unemployment rate from 10.2% in October to 10.0% in November. Note, however, that most forecasters still expect the jobless (unemployment) rate to reach, or exceed, 10.5% before mid-year 2010.

The “feel good” overall flavor of the jobs report was one more validation, one more piece of evidence that the longest, most painful, most destructive recession since the Great Depression is over. As noted before…Good Riddance!

The good news is that construction labor and materials costs are down significantly in today's economy. Prices have never been better for building a new custom home. So it appears that any appreciation lost on the sale of a present home would be more than recapped with the savings of building today. Another plus is that it takes about 15 months (more or less) to design and build a new custom home. So if you were to start today (and you need to start today to take advantage of low prices before they go back up), by the time your new home is done, chances are good that the shortage of resale homes will drive the value of your present home back up to some extent. A win win situation!

THE U.S. ECOMONY - GROWTH HAS RETURNED
The American economy finally returned to “growth mode” during 2009’s second half, fueled in part by extremely aggressive fiscal and monetary stimulus. Pent-up demand by consumers, combined with stronger global performance, also added to growth numbers. A return to positive U.S. economic growth does not imply that problems with commercial real estate, housing, and emotional financial markets are finally behind us, but it clearly helps.
The revised 2.8% inflation-adjusted annual growth pace during the third quarter was a major departure from the 6.4% real annual rate of decline during 2009’s first quarter. A similar 2.6%-3.0% real growth pace seems likely in coming quarters.
The longest, deepest, most painful, and most pervasive recession since the Great Depression has officially been with us since December 2007. Good Riddance!

LONG TERM INTEREST RATES
…time is now
NOW is a very attractive time to refinance a mortgage or buy a new home or foreclosed property. Mortgage rates for conventional loans have been at or near 40-year lows in recent weeks. Mortgage finance for higher-priced homes remains spotty in too many communities. Unfortunately, one in four U.S. home owners are now “underwater” on their mortgages…owing more than the home is worth.

HOUSING
…more stable prices
More housing markets around the nation have stabilized, following the most painful downward adjustment to U.S. home values since the Big D. While further price adjustments are likely in markets that simply got carried away during 2003-2007, modest home price gains could become the norm in numerous communities in 2010.

THE GLOBAL ECOMONY
…a solid 2010?
The global economy returned to growth faster than expected during 2009’s final few months, led by an Asian resurgence. Renewed growth follows the first global recession since just after World War II.
China’s economic growth engine reaccelerated in recent months, following weaker performance 9-12 months ago. Powerful growth has been fueled by massive government spending and aggressive bank lending. China is making efforts to boost domestic demand within its economy, while lessening its dependence upon exports.
Japan returned to modest growth during the most recent quarter, following this nation’s most painful recession since just after World War II. Even so, ongoing economic growth prospects are limited, tied to a massive public debt, an aging (and declining) population, and millions of disillusioned consumers who have lost faith in the prospect of rising living standards following 20 years of economic stagnation.
India’s economy has picked up speed in recent months after recession-induced slowing. Solid growth is likely over the next 12 months. India joined China and Indonesia as the three Asian nations to avoid serious recession during the past year (Reuters).
The European economy returned to modest growth during the most recent quarter, led by Germany. Even so, euro strength versus the dollar has led anxiety levels sky-high in export and tourism-focused sectors. The U.K. remains in recession, with minimal growth likely during 2010.
Russia continues to struggle with an overdependence upon energy and commodity prices. Various Middle Eastern nations are trying to limit the damage from Dubai’s recent major debt challenges.
Most South American nations have seen more signs of recent economic improvement, even as major challenges of “doing business” remain. Major oil finds off Brazil’s coast could impact global energy dynamics in coming years.
Mexico remains mired in recession, tied in part to declining oil revenue and major hits to its critical tourism sector. Very aggressive pricing in resort communities should help limit the pain during 2010. The Canadian economy seems in transition to modest growth following its own recession. Even so, total employment is down 400,000 from its October 2008 peak.

THE BOTTOM LINE?
The painful and lengthy U.S. recession has finally given way to a reasonable growth pace, although serious challenges remain. We also expect…unprecedented budget deficits in coming years…mixed employment news…modest inflation this year and next…extremely low short-term and attractive long-term interest rates, with stable housing markets…and an improving global economy.

WHAT’S COMIN’ AROUND THE CORNER?

Over the past several months, I have hinted at my belief that housing values should experience unprecedented appreciation in the not too distant future. Some people think I’m crazy in light of the declining home prices the entire country has seen during the past two years. But hear me out...the past has much to teach us about the future. Let’s go back to the 1980’s and 1990’s when we experienced a boom-bust-boom housing cycle similar to the one we’re experiencing this decade. The oil boom of the early 1980’s brought about 32,000-plus housing starts in 1983 in metro Denver, which still ranks as the 2nd best year on record for Denver’s home building industry. When the oil boom busted later in the decade, annual starts tumbled to under 5,000 by 1989, the worst performance on record (until the past two years). Then, as now, foreclosures were in the tens of thousands and there were as many as 25,000 resales on the market at any one time. As we began to recover in the early 90’s, our home building industry struggled to get back on its feet. The problem was too many developers, sub-contractors and material suppliers went out of business during the oil bust. Compounding the problem was the demise of the Savings and Loan industry, a long-time supplier of financing to the real estate industry. With a limited amount of capital, labor and materials available to the limited number of home builders who survived the crash, a bidding war broke out over “who and what” was available during the ensuing recovery. I remember myself and other builders driving from job site to job site looking for framers. If we saw a crew, we pulled over and offered them more money to come and frame our homes. Ditto with the drywallers, painters, plumbers, electricians and other tradesmen. And that wasn’t the worst of it! We couldn’t get enough materials like drywall, insulation and concrete because the suppliers and supply lines had also gone “down” during the late 1980’s. People were actually renting U-Hauls and driving to other states to buy materials (like drywall) and then “black marketing” them out of the backs of their vehicles. Costs of construction rose so rapidly that most builders were losing money on the houses they had sold months earlier at full price.

As the building industry was trying to rebuild itself, more and more buyers had to turn to the resale market for their housing needs. During the first half of the 1990’s, the resale inventory in Denver dropped from 25,000 to about 7,000 homes. Buyers started “fighting” over those homes which, in turn, drove those prices rapidly upward. It was not uncommon for a resale to have multiple offers the very first day it hit the marketplace...and each bid was higher than the initial asking price! Demand for both new and resale homes simply outstripped the available supply...and prices were spiraling upward at a dizzying pace.

So let’s fast forward to our current housing dilemma, keeping in mind the above scenario was confined to a fairly limited region of our country...the oil belt (TX, OK, KS, CO, WY, etc.). If we liken the regional housing bust of the late 80’s to a row boat sinking,
then the national housing bust of the past two years is more like the Titanic going down! The infrastructure of our national homebuilding industry has collapsed and it has happened from coast-to-coast...from sea to shining sea. From the carpet mills of the south to our lumber forests in the northwest, hundreds of thousands of people have sadly lost their jobs and thousands of construction related businesses have closed their doors. Many (myself included) believe it will take a generation or so to rebuild the industry. As our economy recovers and our current supplies of foreclosures and resale housing is absorbed, the demand for new home construction will rise. And I believe the nation will experience what we experienced two decades ago...a serious shortage of tradesmen, building materials, supply lines and the capital necessary to rekindle the industry. And like the 1990’s, only on a much larger nationwide scale, a bidding war will break-out for a depleted, very limited supply of labor, materials and capital. As new home construction is “slow getting out of the blocks”, more pressure will be put on a dwindling supply of resale housing. I believe the end result will be double-digit inflation for both new and resale homes...and I believe this scenario will begin to play-out sooner than most people think...say within the next 18-30 months...perhaps sooner in Denver, pegged by many analysts to be one of the first housing markets to recover. Next month, I’ll present some interesting local statistics that strongly suggest these analysts may be right!

The “dismal science” of economics typically focuses on “bad” news. We clearly face many significant challenges…no argument here. However, there are also many favorable developments taking place within the U.S. economy. This is our semi-annual update of “Happy Talk.” This Tea Leaf focuses ONLY on the “good” news…

• The recession is over! The consensus of forecasting economists expects U.S. economic growth during this year’s third quarter to be at a solid 3.0%-4.0% real (after inflation) annual rate, with slightly weaker (but positive!) growth in the fourth quarter and during 2010

• Violent crime dropped slightly during 2008 versus the year before. Violent crime overall is down 55% since 1993, with violence by teens down 71%. School violence has declined by half from a decade ago

• The number of American volunteers rose 2.0% to 61.8 million in 2008. Among young adults, the number of volunteers rose 5.7%

• Air pollution declined 25% over the past 30 years even as the population and the economy grew. Water quality also continues to improve. More progress will occur in coming years as companies see rising value in “going green”

• The Dow average has rebounded 50% since its low in early March 2009. The Nasdaq is up 68% from its low

• Alcohol-related traffic fatalities in the most recently reported year dropped by more than half versus 20 years ago

• The global economy seems to have returned to a modest growth pace after suffering its first recession since WWII

• Most companies that have suspended their 401(k) matches in recent quarters plan to reinstate them

• U.S. exports to China have risen roughly 24% per year since 2001, making China the fastest growing market for U.S. goods

• Men’s contribution to housework has doubled over the past 40 years, while their time spent on child care has tripled

• Traffic deaths per 100 million miles traveled during 2008 were the lowest on record

According to an Aug 26th Bloomberg article, purchases of new homes in the U.S. jumped more than forecast in July, adding to signs that the economy is rebounding from the worst recession since the 1930's. Sales increased 9.6 percent, the most since February 2005, to a 433,000 annual pace, figures from the Commerce Department showed today in Washington. The number of houses on the market dropped to the lowest level in 16 years. The gain in sales, together with rising purchases of existing homes and steadying prices, indicate the housing slump may be ending-----

And taken from an article in the Wall Street Journal dated August 25th, the S&P/Case-Shiller home-price index, a closely watched gauge of U.S. home prices, rose 1.4% in June from May in the second straight monthly increase. The annual decline in the 20-city index slowed to 15.4% from 17.1%.

The WSJ article goes on to say that 18 of the areas in the 20-city index - all but Detroit and Las Vegas - saw improvement in their annual returns compared to the May figures. Those 18 areas also reported monthly price increases in June, led by a 4.2%gain in Cleveland and a 3.8% increase in San Francisco. Dallas and DENVER have now reported positive returns for four straight months.

Timber Ridge Properties brings you news from the Wall Street Journal. In an article dated 7/28/09 and titled "A Look at Case-Shiller Numbers, by Metro Area (July 2009 update}," we read that US home prices posted their first month-to-month increase in nearly three years in May.

The article explains that although no metro areas experienced YEAR-OVER-YEAR price gains, Boston, Cleveland, Dallas and Denver were the only areas with ANNUAL declines under 10%.

There are 15 cities that have managed to avoid MONTH TO MONTH declines, and two of those - DALLAS AND DENVER - have actually reported three consecutive MONTHS OF POSITIVE RETURNS!

Things are looking up, and it appears that Denver will be in the lead!

NEW HOPE FOR JUMBO HOME MORTGAGES

JPMorgan Chase & Co. and Citigroup Inc. are expanding in “jumbo” mortgages used to buy the most expensive homes, helping revive a market that shriveled amid a three-year jump in homeowner defaults.

JPMorgan resumed buying new jumbo loans made by other lenders this month, after halting purchases in March, spokesman Tom Kelly said. Borrowers must have checking accounts with the bank, he said. Citigroup is again offering the loans through independent mortgage brokers, spokesman Mark Rodgers said.

The two New York-based banks are signaling new interest in a market hobbled since 2007, when record-breaking defaults on home loans caused investors to flee securities backed by mortgages. With the recession sapping demand for new consumer and corporate loans, lenders are competing harder for creditworthy customers, said Harry Davis, banking professor at Appalachian State University in Boone, North Carolina.

Jumbo loans exceed limits set for government-controlled mortgage companies Fannie Mae and Freddie Mac on loans they can buy or guarantee. Those limits range from $417,000 to $729,750 in the most expensive locales.

Bank of America

Bank of America Corp. was the largest jumbo lender in the first quarter, with almost $9 billion in new loans, followed by Citigroup, according to newsletter National Mortgage News. JPMorgan ranked sixth. San Francisco-based Wells Fargo & Co. was the top overall mortgage originator, followed by Bank of America, JPMorgan and Citigroup, the newsletter said.

Barbara Desoer, head of Bank of America’s mortgage unit, said in a March interview the bank was seeking to make more jumbo mortgages, offering “extremely competitive” rates to consumers. The Charlotte, North Carolina-based bank “has balance-sheet capacity and we’ve allocated it to jumbos given our presence in some of the states and regions where that’s important,” she said. “We’re very much open for business.”

Once again, visitors are pouring into our home at 5191 Golden Ridge Court, Parker, CO - located south and east of Parker in the Timbers at the Pinery. The Denver Luxury Home Tour, originally known as the Parade of Homes, brought a steady stream of people today - traffic count up from Friday last week - the first week of the Tour.

More than the name is different this year. There are 27 homes on the tour - at 27 locations all over the Denver metro area. Tickets may be purchased on line at www.DenverLuxuryHomeTour.com or at King Soopers. Take your ticket to the first home you visit (you may start at any location) and exchange it for a "passport" which will gain you entrance to all the rest of the homes on the tour.
